Home Improvement Loan- Up to ₹50 Lakh

Your home may need repairs, more space or modern upgrades as your family’s needs change. A home improvement loan helps finance renovation, modification, repair or extension work in a residential property you already own. You can apply for a loan of ₹5 lakh to ₹50 lakh at an NBFC or bank and complete the work without using all your savings at once.

This loan is meant for improving an existing house. It is not intended for purchasing a property or constructing a new home.

What is a Home Improvement Loan?

A home improvement loan is a financing option for upgrading an existing residential house. It can cover structural repairs, renovation, modification and extension work.

You may use it to restore worn-out areas, improve the layout, modernise important spaces, or add usable space. For example, an older house may require roof repairs, new plumbing, safer electrical fittings, or an upgraded kitchen.

Instead of postponing the work because of the upfront expense, you can borrow for eligible improvements and repay the amount over an approved tenure.

Home Improvement Loan Interest Rate & Loan Amount

Home Improvement Loan

Manappuram Finance offers home improvement financing with the following terms:

  • Loan Amount: ₹5 lakh to ₹50 lakh
  • Interest Rate: 12% to 22.08% per annum*
  • Maximum Tenure: 15 years to 20 years

The final loan amount, rate and tenure will depend on your income, credit profile, property assessment, repayment capacity and applicable terms.

A longer tenure may lower the monthly instalment but can increase the total interest paid. Choose the tenure after considering your income, commitments, renovation budget, and ability to manage the EMI.

Home Improvement Loan

Maximum LTV

You may receive a loan of up to 70% of the assessed value of your property, subject to eligibility and approval. This is known as the loan-to-value ratio (LTV).

The sanctioned amount may be lower depending on your income, credit history, property documents, valuation and repayment capacity.

The 70% maximum LTV is lower than the 80% LTV available under Manappuram Finance’s Housing Loan schemes because home improvement lending falls under a different risk category from financing a house purchase or construction.

Eligibility Criteria

  • Minimum Bureau Score: 560
  • Minimum Consolidated Clubbing Income: ₹25,000 per month

Consolidated clubbing income refers to the combined eligible income considered for the application, subject to Manappuram Finance’s assessment. The maximum LTV is 70% of the assessed property value. The final amount also depends on your income, credit profile, property documents and repayment capacity.
